Terms and Conditions for Coworking Space, Art Gallery, and Event Space Rental in Kulai, Johor Bahru, Malaysia

1. Introduction
These Terms and Conditions govern the use of our coworking spaces, art gallery, and event spaces located in Kulai, Johor Bahru. By renting or using our premises, you agree to comply with these terms. Failure to adhere to these terms may result in penalties, fines, or legal action.


2. Definitions

  • "We," "Us," "Our": Refers to the management and owners of the premises.
  • "You," "Your," "Customer": Refers to the individual, group, or organization renting or using our spaces.
  • "Premises": Includes coworking spaces, art gallery, event spaces, furniture, electronics, and all other property within the facility.
  • "Art Pieces": Refers to all artworks displayed in the gallery, which are the property of the management.

3. Coworking Space Rental
3.1 Daily and Monthly Rentals:

  • Daily rentals are valid for 24 hours from the time of access.
  • Monthly rentals are valid for 30 days from the date of agreement.
  • Access hours are from 8:00 AM to 10:00 PM unless otherwise agreed upon.

3.2 Usage:

  • The coworking space is for professional use only. Any illegal or inappropriate activities are strictly prohibited.
  • You are responsible for maintaining cleanliness and order in the workspace.

3.3 Damages:

  • Any damage to furniture, electronics, or premises caused by you or your guests will be charged to you at the full repair or replacement cost.

4. Art Gallery
4.1 Art Pieces:

  • All art pieces displayed in the gallery are the property of the management.
  • Do not touch, move, or handle any art pieces without prior permission.

4.2 Breakage Policy:

  • If any art piece is damaged or broken while in your care, it will be considered sold to you at its full market value.
  • Payment for the damaged art piece must be made immediately or will be charged to your provided payment method.

4.3 Liability:

  • You are fully liable for any damage caused to the art pieces or gallery premises during your visit or event.

5. Event Space Rental
5.1 Booking:

  • Full payment is required to confirm your booking.
  • Cancellations made less than 7 days before the event date will incur a 50% cancellation fee.

5.2 Usage:

  • The event space must be returned in its original condition after use.
  • Any decorations or setups must be approved by management beforehand.

5.3 Damages:

  • You are responsible for any damage to the premises, furniture, or equipment during your event.
  • A security deposit may be required and will be refunded after inspection, provided no damages are found.

6. General Terms
6.1 Security and Safety:

  • You are responsible for the safety and security of your belongings. We are not liable for any loss, theft, or damage to personal items.
  • Smoking, alcohol consumption, and illegal substances are strictly prohibited on the premises.

6.2 Indemnity:

  • You agree to indemnify and hold us harmless from any claims, losses, or damages arising from your use of the premises.

6.3 Force Majeure:

  • We are not liable for any failure or delay in performance due to events beyond our control, including but not limited to natural disasters, pandemics, or government restrictions.

6.4 Termination:

  • We reserve the right to terminate your access to the premises immediately if you violate these terms and conditions.

7. Payment Terms
7.1 Rental Fees:

  • All rental fees must be paid in full before access is granted.
  • Late payments will incur a 10% penalty fee.

7.2 Security Deposit:

  • A refundable security deposit may be required for event space rentals.
  • The deposit will be refunded within 7 business days after the event, subject to inspection.

8. Governing Law
These terms and conditions are governed by the laws of Malaysia. Any disputes will be resolved in the courts of Johor Bahru.

 

Media Uploads

If you upload images to our website, remove embedded location data (EXIF GPS) before submitting. Visitors may download or extract location details from images, which could compromise privacy or security. We are not liable for consequences arising from uploaded images containing sensitive metadata.
